Downgrade Gradle 9.0 to 8.12 for gretty compatibility#311

Gretty 4.1.10 uses the archivePath property which was removed in Gradle 9, causing jettyStartWar to fail with: "Could not get unknown property 'archivePath' for task ':war'" Gretty does not yet support Gradle 9 (neither 4.1.10 nor 5.0.1), so downgrade to Gradle 8.12 until gretty adds Gradle 9 support.

Gretty uses archivePath which was removed in Gradle 9. Neither gretty 4.1.10 nor 5.0.1 support Gradle 9. Downgrade wrapper to 8.12. See vaadin/base-starter-gradle#311.
